20 smaller cities near big cities where home buyers can now get 100% USDA mortgages

Effective October 1, 2023, the U.S. Department of Agriculture added 1,131 areas to its USDA mortgage footprint for 2024 and removed thirty-six.

first-time home buyers can purchase USDA-eligible homes with 100% financing using the USDA Single-Family Guaranteed Loan Program. Also known as Section 502 mortgages, USDA loans let buyers buy homes with no money down, reduced mortgage insurance rates, and mortgage rates averaging 0.25% below conventional mortgage rates.

USDA mortgages are meant for modest homes in non-urban areas.

Methodology

To find newly-eligible USDA addresses, we used data from the Census Bureau data drive. Specifically, the Urban Area shapefiles based on the Urban and Rural portion of the 2020 U.S. Census, and the 2010 U.S. Census. These shapefiles files delineate urban census tracts from non-urban census tracts, which is the primary trait for USDA-eligible homes. We used custom software to find the differences between the files and compared them to actual Census Bureau data to confirm polygon and multipolygon geometries.

Next, we mapped the census tracts using internal latitude and longitude coordinates to find their proximate zip code and county names. We used Google Maps to find the expected commuting distance by car to the nearest large city center. We did not consider public or mass transit as a commuting option.

For population and median income data, we used data from the U.S. Census Bureau’s 2020 American Community Survey and the FFEIC Home Mortgage Disclosure Act.

To ensure the accuracy of our study, we relied on the robustness of the HMDA and Census Bureau data and the precision of our database queries. Stringent data extraction, filtering, and analysis process improved our result’s reliability.
