1.23 million people in the 25-34 age bracket bought homes in 2022, representing 26.5 percent of all buyers nationwide. 10.6 percent of buyers in the age group bought their homes in Texas.

Titled “The Favorite ZIP Codes for Younger Millennial Home Buyers,” the study uses 2022 data from the FFEIC and the Home Mortgage Disclosure Act (HMDA) to identify and rank the top 10 U.S. ZIP codes in which Younger Millennial buyers bought homes.

We define “Younger Millennials” as people born between 1988-1999.

The data also includes an overview of the ZIP codes ranked 11 through 50 to offer a broader perspective on Younger Millennial preferences and additional insights about home buyer mortgage choices, including the typical home buyer’s purchase price and whether they used a low- or no-down payment mortgage.

Methodology

We gathered data from the FFEIC website. Specifically, the Snapshot National Loan Level Dataset for 2022. These Snapshot files contain national HMDA datasets filed by U.S. mortgage lenders as of April 30, 2023. Data is modified to protect applicant and borrower privacy. The study focuses on home buyers of 1-4 unit residential properties in the 50 states and the District of Columbia. The research does not consider home buyers of second homes and investment properties. Home buyers with one-time construction loans and other open-ended mortgages in first-lien positions, such as a home equity line of credit (HELOC), are also excluded. 

We examined data for home buyers between the ages of 18 and 24 in 2022. For each U.S. census tract, we calculated metrics, including the number of buyers, the average loan amount, and the average property value. Next, we mapped the census tracts to their geographical locations and determined the proximate zip code.

Our analysis uses complex database queries that join result sets from the Loan Application Register and U.S. Census Bureau. Our queries efficiently sift through large datasets exceeding 30 GB to extract the intended information. 

We removed outlier data, mostly linked to mortgage applications that applicants either withdrew or that lenders denied due to incompleteness, that fell outside of typical and expected ranges. Less than one-half of one percent of HMDA was excluded for reasonability reasons.

To ensure the accuracy of our study, we relied on the robustness of the HMDA data and the precision of our database queries. The stringent data extraction, filtering, and analysis process contributed to our result’s reliability.
